[ARCHIVED] Multi-Family Zoning Discussion

On January 23rd, the Board of Aldermen held a public hearing on proposed zoning code amendments that, if approved, would introduce multi-family uses to Des Peres under limited conditions. Among those conditions are: 

  • A stipulation that all future multi-family uses be rezoned to Planned Development Mixed (PD-MXD), allowing the city to negotiate and tailor the various zoning regulations around the unique characteristics of the property; 
  • A requirement that multi-family developments be confined to C-1 and C-2 zoning with mandatory frontage to Manchester Road or I-270, including restricted placement west of Ballas Road – illustrated below in red; 
  • A minimum site requirement of five (5) acres for multi-family uses; 
  • Approval of a master site plan which enables the city to retain legislative control over the development; 
  • A minimum lease agreement of one (1) year for residential occupancy purposes; 
  • A mandatory 200-foot buffer requirement separating all future multi-family developments from the adjacent residential district if applicable; 
  • A maximum height limitation of five (5) stories relative to mixed-use projects; 

The Board of Aldermen anticipate voting on this measure during the month of February with meetings scheduled for Monday the 13th and 27th at the Des Peres Government Center starting at 7:00pm.
